A weeks work

I just got back from a weeks trip with the girls and this is what we came back to...
Jeff stayed and worked on the house and he was busy! If you remember what it looked like before... he got the trees removed and took out the stumps and grass and got it all ready to put some new sod down.

The backyard was just as much work as the front. Jeff built the wall and steps and is ready to put in some patio stones.

And of course more grass.

We also got a new garage door.

The outside is coming along and the inside is as well. We have had a guy mud and taping the drywall all week and I think he just finished, which means I'll be getting ready to paint. Yay!

Just got some stone put on the outside, I think it made a huge difference, just needs a little paint now.

Langriville Update- GONE

Jeff's been working like crazy on this house... lots and lots of long days. And things are coming along. But it still looks like a disaster at the moment.

Remember the walls keeping the kitchen seperate from everything else?

Well it's GONE!

And those beautiful but very big and overgrown trees in the front yard...

Also GONE!

Plumbing, electrical and framing is pretty much complete now. But they were also messy jobs.

I think we will be ready to get the dry wall up in about a week and then finally things can be put back together again.

We are turning two bedrooms into a large master bedroom with bathroom.

We dug up the some concrete in the basement to move plumbing.

Here's my Reno Tip:

Sell everything. We have made over $1000 just by selling everything we pull out of the house. Kitchen cabinets, appliances, toilets, landscaping rocks and stones etc etc. We even had someone clean up those trees we cut down just so they could have the firewood. Thank you Kijiji!

Langriville House

Here it is... our newest project. This will be the first house we flip without living in it, which is kind of nice. Now that we have a certain 1 1/2 year old, I'm pretty sure she wouldn't survive renovation!

It's a 1050 square foot house in North Glenmore, an inner city community in Calgary. One where prices can get quite high for these little houses.

This is what it looked like when we first viewed the house... very full of clutter.
We looked at this house the first day on the market and we had a competeing offer on this house, it is definately a hot area. But we obviously got the house and are excited to see it transform.

The owners did a great job of clearing it out for us..

And now we've made a mess of it...

There is a ton of work to be done on this one and lots of walls to be removed and built.

The girls love to come visit Daddy at work and play at the house

They love the little milk window and the "wishing well" as Holli calls it, out front.

And they love to bring lunch or dinner to Daddy.

Having a brand new baby!

Trying to work with a two-three year old...

Living with everything in one room...

Our door free kitchen for months...

Pulling out monster bushes with our neighbour...

and of course the infamous finger incident!
